Constructors generally lead teams to determine how to deliver a project, and often rely on the designers and consultants to understand what is required, and to coordinate with the other consultants. When an issue occurs, it usually falls to the consultants to manage and resolve.
In delivering construction work the full scope of issues related to construction delivery must be clearly understood. These issues range from key objectives, procurement strategies, availability of materials, safety considerations, client issues, construction staging requirements, inclement weather, industrial issues, changes in expected conditions and time, quality and cost constraints.
Whilst Clients have experience and skills in this area of management, considerable time is already exhausted with their key people managing the interface between parties, leaving less time to enable the creation of value and innovation for the Client.
An intermediary should fulfil this role by linking the consultants, contractors and Clients, to ensure the competing forces, e.g. design development, constructability, scope growth and client satisfaction is maximised.
